Price and quote
How much does a full-home renovation in Madrid with Aria Homes cost?
Between €1,200 and €1,800 per usable m², VAT included, depending on the finish level: Essential (€1,200/m²), Refined (€1,400/m²), Signature (€1,600/m²) and Private (€1,800/m²). For example, a 100 m² apartment with Signature finishes comes to around €160,000. The final quote depends on the condition of the home, its installations and the materials chosen.
Is the quote a fixed price?
Yes. We work with a fixed-price quote, itemised and based on the agreed scope of the project, so you know from the start how much the renovation costs and what each item includes. If a change or an additional job not included in the original scope comes up during the works, it is priced and approved before it is carried out.
How long does it take to get a quote?
We deliver the quote within one week of visiting the home. For larger or more complex projects, it can take up to two weeks so we can define and price each item in the necessary detail.
How do I request a quote?
Fill in the form on our website or email info@ariahomes.es and we will contact you within 24 hours. We then visit the home to take measurements and deliver a detailed quote within one week of the visit.
The works
What does a full-home renovation include?
The whole process, with one team: site visit and measurements, floor plan proposal, a detailed itemised quote, plans and permits, a dedicated site manager, coordination of every trade, a schedule with the project milestones, and handover of a home that is ready to live in.
How long does a full-home renovation take?
A full renovation of an apartment of around 100 m² takes between 16 and 24 weeks. Before we start, we give you a schedule with the dates of each phase.
When could the work start?
The start date depends on the planning of each project, the definition of the works and the team's availability. Before starting, we define the scope of the renovation and coordinate the phases needed to begin with a clear plan. The start date is confirmed well in advance so you can organise yourself with confidence.
Do you handle the permits?
Yes. We manage the plans, measurements and permits required by Madrid City Council as part of the project.
What guarantee does the work have?
The work carries the guarantees that correspond to the type of work carried out and the applicable regulations. We explain the specific conditions and coverage before the project begins.
Can I see your renovations before deciding?
Yes. We open the doors of homes we have already renovated in Madrid so you can check the finishes and quality in person. A member of our team will show you around and answer your questions. You can book the visit from the Renovations page.
Do you renovate detached houses and villas?
Yes. As well as apartments, we renovate detached houses and villas in Madrid and the surrounding area, with the same team and the same way of working.

What is Aria Homes?
Aria Homes is a full-home renovation company in Madrid and part of Aria Real Estate. We bring architecture, design, construction and property sales together in one team. We have more than 10 years in the sector and over 200 completed projects.
Who is on the Aria team?
Site managers, architects, investors and real estate consultants. We work in a coordinated way so that every decision, from buying a home to renovating or selling it, is backed by technical judgement and market insight.

Do you handle the architecture and design project?
Yes. The architecture and design project is included in our full-home renovations. We plan the layout around how you live, respect the character of each home and supervise on site so the design is built exactly as intended. One team designs and builds your renovation, with no intermediaries.
Which areas do you work in?

Do you work with international clients?
